Too few transactions for a market average.
At the top of the French market there is no market average worth citing. A private road in the 16th arrondissement, a chalet above Courchevel and a villa on the Cap trade a handful of times a decade, often discreetly, and the spread between two apparently similar assets can be threefold.
A credible figure at this level is built rather than looked up: a deliberately narrow panel of comparables, each verified and explained, weighted by the features that actually move value in that segment.

Public transaction data is the starting point, not the answer. It is cleaned, de-duplicated and cross-checked against the firm's own records and against assets currently being marketed, then narrowed to the addresses that genuinely compete with the property being valued.
The report names the comparables, gives their unit values and dates, and says why each was retained as an anchor, a floor or a ceiling. The conclusion sits inside that range, and the reasoning for its position is written out.
