Exact position, water frontage, view, easements, rebuilding potential: each attribute is worth millions, and no public database captures them. Valuing here requires documented private evidence and explicit weighting of those attributes.

Through documented private evidence: off-market sales whose terms we know, adjusted for the attributes that drive value on the coast, such as water frontage, access, view, easements and rebuilding potential. Every adjustment is written and reasoned in the report. That is what separates a valuation from an agent's opinion.
Three common triggers: French inheritance rules apply to French real estate wherever you live; the French wealth tax (IFI) applies to non-residents holding French property above €1.3M; and cross-border divorces or estate planning require values that both sides' advisers can verify. A signed, reasoned report in the RICS and TEGoVA frameworks serves all three.
