Whenever a value has to be justified to someone else: the French tax authorities on an inheritance, a gift or wealth tax; a judge or a co-heir in a divorce, a division of assets or a dispute; a bank for financing or mortgage security; or the other side of a negotiation.

You describe the property and the context, and we reply with a quotation within 48 hours. The valuer then always visits: inspection of the property, review of your documents (title, leases, surveys, planning), and collection of local market evidence. The applicable methods are then applied and cross-checked, and the report is signed by the valuer who carried out the work.

On criteria you can verify: registration on the list of experts of a court of appeal, which is public; membership of professional bodies such as CNEJI, CNCEJ and RICS; professional indemnity insurance; and independence, meaning no agency or brokerage business alongside the valuation practice.

Fees are set on time spent, never as a percentage of the value, which leaves us no interest in inflating it. The amount therefore follows the actual work: the nature and size of the property, its legal complexity (joint ownership, leases, split ownership) and the documentation available.

An online estimate applies averages to an address. An agency appraisal is free because it is a step towards a sale mandate. Neither commits its author. A valuation is paid work, signed: the property is inspected, the evidence is verified, and the valuer answers for the figure.

The quotation, within 48 hours. The length of the instruction itself depends on the property and the context; it is stated in the quotation and it is met. Where there is a deadline, such as a reply to a tax reassessment, an inheritance filing or a hearing, tell us the date at the outset.
